Greetings,
A cookie cutter slab community of 21 homes. Most of the homes are in a horseshoe formation. The developer recently turned the property over to the homeowners for them to manage. The irrigation system is also horse shoe designed. The primary line goes around the back side of each house and feeds to the sprayheads on the front of the properties. System has been up and down for the last 2-1/2 years, for a number of reasons. Last year the system wasn't mothball properly and water entered the system. This year as the system was being brought online the primary line started spliting across the top.
Almost 100 ft of primary PVC- Schedule 40 had to be replaced out of 1000 ft. Some of the secondary lines were also split because of frost.
The homeowners association will now be responsible for the system and its questionable integrity. Any hints on working with the outside contractor that is trying to bing up the system. This is a new development without a legend of the primary, secondary and anything else. Wires and cables are being cut and not removed. The communication utilities are not working together on this one. lol Any hints? Is this normal?
